What is Infrastructure as a Service (IaaS)?
Infrastructure as a Service (IaaS) by The EV Network provides a comprehensive solution for the deployment and management of EV charging infrastructure. This service includes everything from site identification and acquisition to construction, installation, and ongoing maintenance.

What are the benefits to CPOs to work with you?
This depends on what the CPO wants to be famous for. Our model works best with large oil & gas or utility companies because they are less interested in owning the charging assets and more interested in making a margin on the electricity sales. Typically, these companies can be quite bureaucratic which stops them from getting these projects built quickly and within budget. Luckily, this is what we are experts at. We built Europe’s largest EV charging hub at the NEC in 27 weeks. All our activities from site identification to maintenance are delivered in-house with only the ICP and civil contracting works outsourced to trusted companies.
Legal
Does EVN instruct external law firms?
All English and Welsh sites are dealt with entirely by our highly experienced in-house legal team. Some aspects of the legal work for Scottish and Irish sites are handled by our external law firm, however EVN’s in-house legal team remains the point of contact for all sites regardless of jurisdiction.
Who prepares the legal documents?
EVN’s legal team will prepare a standard form agreement for lease and lease to reflect the agreed heads of terms.
What legal documents are required in relation to the electricity connection for the site?
Depending on the DNO, there will either be a substation lease or a licence and a wayleave or easement.
Once legal documents are agreed, how quickly will they be signed?
We seek regular approval of key terms within the documents which means the final approval and signing process can be turned around in 3 days or less.
How quickly can we exchange contracts after heads of terms are signed?
We carry out high level title due diligence inhouse without needing to instruct external lawyers. Title DD is done in parallel with finalising legal documentation with the landlord. We aim to complete both processes within 6 weeks, but this is usually quicker where the landlord’s lawyers are fully engaged with ours.
Finance
You fund the projects, but how does the CPO pay you?
Once the CPO indicates interest in a site, the service fee is provided to them. This includes all costs associated with development, construction and maintenance as well as our fee. The service fee is paid over 20 years and is broken into three periods. The first 5 years are deliberately lowered to account for growing utilisation, there is then a slight increase at year 6 to 10. At year 10 we replace the chargers, and the service fee steps up for the remaining 10 year period.
When and how long do I pay the service fee for?
The service fee is payable once the CPO takes operation of the site, for the length of the term, typically 20 years.
What operational expenses are included in the service fee?
The operational expenses included are the following: inspection & maintenance costs, asset management cost (the services are provided by EVN Services), land rent, equipment insurance, repair costs and other costs that are fixed and known in advance.
How do service fees work?
The service fees are calculated based on the capex and opex specific to a certain site. The service fees are profiled and split into 3 periods, with the first period service fee being lower than the later ones to help CPOs manage their cash flow in the period of low utilisation.
Do I pay the service fee to EVN?
The service fee is payable to Zood Infrastructure Ltd, who will invoice quarterly, in advance.
What’s the average capex per site?
For a site with 3 x 300kW chargers the average total capex is c. £550k.
For a site with 6 x 300kW chargers the average total capex is c. £1,010k.
What’s included in the capex?
The capex per site includes grid connection costs (point of connection (PoC) cost, substation, cabling), charger equipment costs, onsite costs (EPC, civils and other works), development (planning, legal fees) and project management costs.
Who pays for capital expenditures (capex)?
The capex is fully paid by SDCL Energy Efficiency Income Trust plc (“SEEIT”)

Does the CPO have to maintain the site?
No – EVN maintains the site. The CPO will pay a fixed annual service fee inclusive of all development, EPC, maintenance costs and land rent.
How do i sign up as a CPO?
The first step is to sign our Framework Services Agreement which sets out how the relationship will work. Once signed, we will onboard you to our online platform where you will have a dedicated, real-time updated report showing you all the information about the sites we are developing for you. Once you confirm interest in a site, we provide you with the economics to approve and from there the Site Acceptance Schedule is signed between us which acts as the formal acceptance of a site.
How do you decide which sites to give to which CPOs?
All our CPOs have varying site strategies and geographic requirements. Equally, we have plenty of sites to satisfy all our CPOs.
Which CPOs do you work with?
One of the key risks we take as a business is counterparty risk, hence we partner with global companies such as bp pulse, EON and ESB.
Who takes care of maintenance, the CPO or you?
Currently, we provide maintenance services to all of the CPOs that we work with. The cost of this service is included in the service fee. Our maintenance team is in-house and covers remote monitoring as well as physical maintenance.

Who pays for the electricity connection?
EVN pay for the electricity connection and all associated grid costs.
How much install space do you need?
We need 2 metres of space behind a parking bay to land a charger. This allows room for the body of the charger and space for maintenance activities around the charger. We also need to allow space for a Substation and Feeder Pillar on the site. These two pieces of equipment provide the power from the grid to the chargers. A substation needs an area of land which measures 5 metres by 5 meters. The Feeder Pillar needs an area which is roughly 4 meters by 2.5 meters. We always look to install the equipment to be a space efficient as possible
Do you need to allow for Disabled Bays for the EV Chargers?
Yes, EV charging has its own Accessibility Standards under PAS1899:2022. These standards are specific to the operation of EV chargers and are therefore slightly different to the normal Disabled access bays you see on a retail site. The additional requirements for EV Accessible Bays is to ensure there is clear access around all 4 sides of the parking bay for clear access to the charger, and to the vehicle in order to initiate a charge. Due to this requirement, an Accessible Bay does take up more space from the site and needs to be factored into our designs from the outset. Typically, one PAS1899:2022 bay takes up 2 normal parking bays.
Do you need to install a substation on the site?
As we install Ultra Rapid 300kW chargers, we have a large demand for power from the grid. This means we often need to source High Voltage (HV) connections. As we are bringing power into the site at HV we need to install a substation to transform this power down to Low Voltage (LV) so the chargers are able to distribute the power into the electric vehicles connected to our chargers. Substations typically need a 5 metre by 5 metre install space and the local electricity network operator has clear regulations we need to follow around access to the substation which we need to follow on site. Substations need to be accessible 24/7 and have vehicular access to them. These are all aspects that will be considered during the design process.
Do you install your own lighting?
We will undertake a review of the existing lighting on the site. If we feel the site would benefit from additional lighting, then we will propose to install some new lighting columns to illuminate our EV bays to provide the best possible customer experience.
Who builds the sites
All EV Network projects will have an assigned project manager who work with one of our many framework Independent Connection Providers (ICPs) who oversee the installation of our hubs. Depending on the size and scope of the project we may have more than one contractor delivering the works.
How do we choose our suppliers
Every project is tendered competitively, once received we use our internal processes to select the contractor who will be assigned the project. We will also factor in current workload and geographical location to ensure we’re working as efficiently as possible.

The EV market is changing on a daily basis, and we must ensure that we are keeping up with expectation and demand within the sector.
Property
What are the benefits for landlords to install EV charging stations?
Installing EV charging stations offers several benefits, including:

How quickly can we exchange contracts after heads of terms are signed?

What if the landlord is not the freehold owner of the site?
We will advise on a site-by-site basis, but we are willing to take a sublease interest, although superior landlord(s) consent may be needed.
Who manages the customer?
The Customer experience will flow through our work streams, initial engagement will be with our property team where the opportunity is discussed for EV charging. Once a suitable location has been identified our Preconstruction team will work on a site design to maximise the site potential. Once the site has been designed and agreed with the customer, the relationship is handed over to the construction team who will see this through till the project completion.
Who manages the site
Each projected is overseen by the assigned project manager with the support of the construction director and wider construction team.

EVN pay for the construction on our sites.
What size hub are you looking for?
Anything from a 2 bay EV hub alongside retail to a 24-bay hub on a large 2-acre+ plot for future development. Ideally, we would like a minimum of 6 EV bays.
What criteria do you look for when choosing a location?
We are looking for prominent locations in areas with high traffic flow (ideally a minimum of 15,000 passing traffic) and either facilities in the immediate surrounding or the ability to construct these on site for our customers.
What is the entity taking the lease and the covenant strength?
Zood Infrastructure Ltd – We are backed by a large sustainability fund, SDCL.
What chargers do you install?
We predominantly focus on 300 KW dual-headed chargers; however, we are always adapting as technology changes and are flexible, and site-dependent.
What do our standard lease terms look like? (lease length, rent review mechanism)
